LITTLE ROCK, Ark. (KTHV) -- The backyard of homeowners in Chenal could soon go from quiet woods to a three story apartment complex, and they're not happy about it.

Thursday night, the Little Rock Planning Commission discussed the request to rezone the area. Deltic Timber Corporation is the developer who wants to build a 130 unit senior living facility where at least 80 percent of those living there would have to be at least 55-years-old.

Those living nearby, are fighting it. A sign stating “this is a quiet neighborhood” stands just outside this small neighborhood. And inside, nine homes sit along Witry Court, with homeowners hoping to keep their wooded backyards.

"We all have small children. We have families," said Jennifer Hill, a homeowner in Chenal.

Hill said about three weeks ago they received a notice that Deltic Timber Corporation was requesting to rezone this site from Planned Office Development to Planned Development Residential.

“They basically let us know that they were planning to build here and there was nothing that we could do about it," said Hill.

They want to build a three story independent living community.

"They're talking about putting that where the stakes are," she said.

These homeowners said when they moved in, they were told part of this wooded area would be turned into small office space.

“Three stories tall. A huge monstrosity which is exactly the opposite of quiet office space," said Hill.

In 2010 a request to rezone the area for a Planned Office Development was approved. It would include 14 lots. It has since expired, and now the developer has a new plan that these neighbors aren't happy about.

“With a huge building in our backyard where our children play," said Hill.

We reached out to the developer Thursday, but he was out of the office. If the board approves the zoning request it will go before the city.
