7 steps to selling your home faster

With the housing market still struggling we wanted to offer some help to Arkansans looking to sell their homes. We found 7 steps to selling your house on Yahoo!.

1: Ask for the best broker. Don't walk into a real estate office and go with whatever agent comes out to greet you. Instead, call the sales manager ahead of time and ask him to recommend his best person. Doing a little research can help save you money.

2: Price it right. Listing too high is the biggest mistake sellers make. Buyers won't waste time looking at an overpriced home. When your agent suggests a price range based on comparable sales, go with the lower end of the range.

3: Once you finished decluttering, do it again. To allow buyers to picture themselves in your home, you need to depersonalize it. Make sure these items are packed up: family photos, books stacked on tables, too many throw pillows on the sofa and too much artwork on the walls. Keep it to no more than three of each.

4: Follow the four-month rule. When a home sits unsold for months, buyers often think they can give you lowball offers. If your house has been on the market for more than four months, take it off and relist it two months later.

5: Hire a cleaning crew. It's worth the investment because buyers will decide if a house is their dream home in about 15 seconds, and nothing turns them off like dirt!

6: Do a smell check. Just like a dirty house, bad odors make people turn right around and walk out. You live with those smells so you probably don't even notice them. Ask a friend for an honest assessment, especially if you smoke, have pets or often cook pungent foods. A fresh clean smell is what you want.

7: Make a price drop count. If you need to drop your price, reduce it once by a big chunk. Buyers shop by price brackets, so dropping your home by a significant amont like 10 to $25,000 will attract new buyers. Also, go just below a cap, say $249,000 instead of $250,000.
